Chartered Building Maintenance Company
We are seeking an experienced Estimator / Quantity Surveyor to join our established building and maintenance company. The successful candidate will be responsible for preparing accurate cost estimates and managing the commercial aspects of building maintenance and construction projects ranging from £1,000 to £2,000,000 in value.
• Prepare detailed cost estimates for building maintenance and construction projects from initial enquiry through to tender submission
• Conduct site visits and surveys to assess scope of works and identify any challenges or risks
• Produce accurate material take-offs and labour calculations from drawings, specifications, and site assessments
• Prepare comprehensive pricing schedules, bills of quantities, and tender documentation
• Liaise with suppliers and subcontractors to obtain competitive quotations and ensure value for money
• Review contract documents, specifications, and drawings to identify scope, risks, and opportunities
• Manage the commercial aspects of projects including valuations, variations, final accounts, and cash flow forecasting
• Prepare monthly applications for payment and manage project budgets to ensure profitability
• Assess and price contract variations and additional works, ensuring proper documentation and approval
• Maintain strong relationships with clients, consultants, and the supply chain
• Support project teams with commercial advice and contribute to continuous improvement initiatives
• Proven experience as an Estimator or Quantity Surveyor within building maintenance, construction, or facilities management sectors
• Demonstrable experience with projects ranging from small works (£1k+) through to substantial contracts (up to £2m)
• Strong knowledge of construction methods, materials, and building maintenance practices
• Excellent numerical skills with high attention to detail and accuracy
• Proficiency in estimating software and MS Office, particularly Excel
• Ability to read and interpret technical drawings and specifications
• Strong commercial awareness with understanding of contract terms and conditions
• Excellent communication and negotiation skills
• Ability to work under pressure, manage multiple tenders simultaneously, and meet tight deadlines
• Full UK driving licence
• Degree or HND in Quantity Surveying, Construction Management, or related discipline
• Working towards or holding MRICS or other relevant professional qualification
• Experience with JCT, NEC, or other standard forms of contract
• Knowledge of building pathology and remedial works
• Experience with frameworks, term contracts, and public sector procurement
• Familiarity with estimating software
• Analytical thinking and problem-solving abilities
• Meticulous attention to detail and accuracy
